Apartment Transfer Requests for Northwood I, II, IV and V
Apartment transfer requests for relocating to another unit are available at the Northwood Community Center, the Housing Information Office and online. Transfers are considered throughout the year with the exception of the months of July and August. A non-refundable processing fee is applied to the transfer fee and must accompany the application. The balance is due when the keys to the new apartment are picked up at the Community Center. (See Apartment Transfer Request form for applicable fees.)
Transfer requests remain active until a transfer is completed or cancelled by either the resident or the Housing Information Office. If an apartment is offered, the applicant has 48 hours to accept or reject the offer by notifying the Housing Information Office. If an apartment which is listed as an acceptable choice on the transfer request is offered and then rejected by the applicant, the transfer application will be cancelled and the processing fee will be forfeited. Being very specific in completing the transfer request assists the staff in locating and offering an apartment that most closely fits the resident's request.
Contract Termination for Northwood I, II, IV and V
All Contracts, regardless of the start date, end June 30. You may not terminate a Northwood Community Apartment Contract simply to move to another apartment facility not operated by the University Housing system, such as off-campus housing or a Cooperative, or to purchase a home. You may be able to reassign Your Contract through a Contract reassignment.
The University may terminate a Housing Contract for non-disciplinary grounds when a resident graduates or becomes ineligible to live on campus before the Contract expires. Terminations initiated by residents for any reason are not automatic and require that the petition process described below be followed.
Petition to Terminate a Northwood Community Apartment Contract
All requests to terminate Contracts must be submitted in writing on a Petition to Terminate Northwood Community Apartment (Northwood I, II, IV and V) form. Forms are available online and at the front desk of the Community Center and the Housing Information Office. The Housing Advisor for Northwood Community Apartments or designee must approve all terminations in writing. No other member of the Housing staff may terminate a Contract, and University Housing will not be liable for promises or actions of any non-authorized staff member regarding Contract regulations.
Criteria for requesting Contract termination:
1) Graduation
If You are graduating You and will not be affiliated with the University as a student or faculty/staff member, You can petition to terminate Your Contract prior to the standard end date.
You must have resided in Northwood Community Apartments for 12 consecutive months prior to graduation
You are responsible for a Contract termination fee of $500 unless Your approved Contract termination date is during the same academic term as Your graduation or receipt of degree. You must provide written verification of Your graduation at the same time You submit Your Petition to Terminate. If You are unable to submit this at the time You submit Your request to terminate the $500 termination fee will be charged to Your University account. Upon receipt of written verification of Your graduation, a credit of the $500 will be applied to Your University account.
You must provide a 60-day prior written notice to the Housing Information Office or the Community Center;
2) Ineligible Status
If You are no longer eligible to live in University Housing You can petition to terminate Your Contract prior to the standard end date. You are considered ineligible if You are no longer a student at the University of Michigan or You are a non-student who is no longer affiliated with the University of Michigan in any capacity. If You are withdrawing from the University, you must additionally follow the separate withdrawal procedures of Your school or college.
You must provide a 60-day prior written notice to the Housing Information Office or the Community Center
You must provide written documentation from Your school/department verifying that You are no longer affiliated with the University of Michigan in any capacity, at the same time You submit Your request to terminate;
You will be charged and responsible for payment of the $500 Contract termination fee.
At any time, if the 60-day notice requirement is not met, You will be held responsible for full payment for that period.
No action – such as signing any other lease or Contract for other housing – should be taken by You until You receive written notification of Northwood Community Apartment Contract termination.
Contract End Date
You must contact the Student Financial Operations Office, 2226 Student Activities Building , (734)764-7447 to claim any refund which appears on Your account. Moving plans and travel arrangements should be carefully considered before submitting a request to terminate. Once a Petition to Terminate Request is approved for a specific date, it will not be changed to an earlier or later date. A Hold Over fee of $125.00 per day for liquidated damages is imposed whenever a resident has not completely relinquished possession of the Apartment by the approved Contract termination date.
Special Circumstances University Housing reserves the right to request or require a resident to leave University Housing when that resident's behavior significantly disrupts the life of the community or poses a risk to any student (including self), staff, faculty or visitor*. University Housing may attempt to work with the resident to create specific Contracts concerning the resident's behavior. Such Contracts constitute an addition to the resident's housing Contract. Violations of such Contracts are grounds for termination of the Contract. The University and the student may terminate the Contract by mutual Contract for compelling extenuating circumstances.
Contract Transfer to Spouse/Partner
If you become ineligible for University housing, a request may be made to change the Contract to your spouse/partner’s name if he/she meets all eligibility requirements.
Contract Reassignments
If you are a current contract holder for Northwood I, II, IV, or V and are in good standing,
you may reassign
the occupancy of your contract to a new
resident who meets all eligibility requirements as a University
of Michigan student, faculty, or staff member and meets the apartment
criteria at the time of the proposed Reassignment. The original contract
cannot be transferred to a current contract holder. If you are a single
graduate student sharing an apartment, you can only reassign your contract
to a single graduate student (single faculty or staff cannot take over
a shared apartment) of the same gender. All occupancy reassignments must
be approved and signed by University Housing and executed at the Housing
Information Office. All occupancy reassignments will be based on the terms
and conditions of the original contract and will have the same contract
end date. Should the new contract holder fail to remain eligible throughout
the terms of the contract, the original contract holder will be held responsible
for the terms and conditions of the original contract. It is entirely
the obligation of residents interested in pursuing this possibility to
follow through on making direct connection with other interested eligible
students/faculty/staff. University Housing does not facilitate contract
reassignments other than by providing this service on this web site and
administering the appropriate paperwork. Once you secure an eligible person
to do the reassignment you need to call the Housing Information Office
at 764-3164 to set up an appointment for the contract reassignment to
occur.
Looking for a Contract Reassignment?
If we were unable to offer you a contract and you still wish
to live in a Northwood Community Apartment (Northwood I, II, IV, or V) you may consider “buying” another
resident’s contract by means of a contract reassignment. You can
browse the postings by accessing the contract
reassignment bulletin board.
You must be eligible for the space/apartment you want to “buy” and
must not already have a signed contract. If you are interested in
a contract reassignment, you are responsible for contacting the resident
whose contract you wish to “take over.” Both parties are
required to schedule an appointment and appear in person at the Housing
Information Office to complete and sign the reassignment paperwork with
the Housing Advisor for Northwood Community Apartments.
There is no guarantee that you will be able to successfully obtain a
contract through this reassignment process. It is entirely dependent
on continuing current residents with contracts posting ads, you and
a resident agreeing to a reassignment, and then coming to the Housing
Information to complete the paperwork.
Contract Renewal
Contract renewals are not automatic. You must submit an application
for renewal at least 60 days prior to the expiration of the current Contract
(May 1 for Contracts ending June 30). We may grant contract renewal to
registered students or non-student that remain eligible; are current with
their University account; and have not violated Housing or University
regulations. However, all Contract renewals are discretionary. Contract
renewals will be for 12 months.
